Why pricing a home is not just a science, it is also an art

When we discuss pricing with prospective clients we generally say pricing is 80% science and 20% art. Understanding the nuances of the market and the unique aspects of each home is of paramount importance to accurately pricing a property. Let us tell you a bit more about what goes into our pricing reports.

Why we are excited about our partnership with Zillow Showcase?

Those who know us, know that we prefer to spend our time marketing our seller clients’ properties and helping our buyers find their new home than to focus on marketing ourselves. We always say that you will never see our faces on billboards or shopping carts because that sort of self promotion is just not our thing.

What is causing the housing shortage?

There are several factors that have contributed to the protracted low inventory we have been experiencing for the past 5+ years, including:

Buying a house this spring? Here’s what you should expect of your real estate agent.

The last step in selling your home

You are selling your home and the movers have packed and taken away your belongings. You’re done now right? Not quite.

Selling a non-aesthetic (normal) home

One of the things that home owners are often told, when preparing to sell their home is that they have to make it aesthetically pleasing to potential buyers. They are told to paint the walls neutral colors and to remove personal photos and mementos. While we are proponents of decluttering (see last month’s blog post), we don’t think that homes need to have a particular aesthetic in order to be desirable.

The most stressful part of selling your home

When talking to home owners about selling, many of them voice a concern that actually has nothing to do with the home selling process - what do they do with all their belongings? Whether they are downsizing or decluttering to stage their home for sale, most people complain they have more stuff than they need.

Should sellers include an offer of cooperation in the list price?

Last month we talked about how the recent changes in how we practice real estate affect buyers. Now let’s dig into what’s different for sellers.

Buyer agency agreements

As part of a recent class action lawsuit settlement, the National Association of Realtors is implementing changes to practice standards, including requiring multiple listing service (MLS) participants to have a written agreement with buyers they are representing. This agreement must be in place prior to touring any property.
