You’re Not Planning to Stay Put

If you expect to move again in the next few years, buying might not make sense. Between closing costs, potential home improvement projects, and selling expenses, it often takes several years of homeownership to break even. Renting is more flexible than owning and can be the best choice in the short term.

You’d Be Stretching Your Budget Too Thin

Owning a home means more than just a mortgage payment. Property taxes, insurance, utilities, and upkeep add up. If buying a home means not having an emergency fund or having to forgo the occasional meal out or weekend away, it might be better to wait until you have more money saved.

Your Finances Need Some Work

If your credit score needs improvement or you’re carrying high-interest debt, a little patience can pay off. A stronger financial position can lead to a better interest rate, more affordable monthly payments, and less stress overall.

You’re Facing a Big Life Transition

Major changes — a new job, marriage, divorce, or starting a family — can all shift your financial and housing priorities. Although we often work with people who somehow manage to stack big life events close together, you need to first and foremost be comfortable with the financial and emotional impact of multiple life changes occurring at the same time.

The Numbers Don’t Add Up

In some markets (and at certain times), it can simply cost more to buy than to rent — especially when you factor in taxes, maintenance, and interest. If buying would mean sacrificing savings or financial stability, there’s no shame in pressing the pause button.
