The market is telling us a story
The real estate market can be difficult to read until it's already well on its way in a new direction. Much of the data we rely on to understand home values is inherently retrospective. By the time a sale closes and becomes a comparable property, it's often reflecting buyer behavior from two or three months earlier.
Even so, the market has been telling a story. Here's what the first six months of 2026 have revealed and what we'll be watching as we head into the second half of the year.
The year began with an extremely limited supply of homes. January and February closings reflected contracts written late in 2025, and the shortage of new listings continued well into the spring. As new buyers entered the market, they joined many who had been searching unsuccessfully since 2025, creating continued competition for nearly every well-priced home.
By April, inventory finally began to improve, giving buyers more opportunities and allowing more transactions to move forward. That shift is now showing up in the sales data. In Bethlehem alone, there have been 106 closed sales so far this year, with another 63 homes currently under contract. Those pending sales will become July and August closings, signaling an even stronger pace of activity in the months ahead.
At the same time, we're beginning to notice subtle changes beneath the headlines. The homes we listed in June generated fewer showing requests than those we listed in April. Multiple offers are still common for desirable properties, but we're also seeing something that has been rare over the past few years: more price reductions and longer days on market.
Is this simply the normal seasonal ebb and flow, or are we beginning to see the market move toward a healthier balance between buyers and sellers? It's still too early to know for certain, but these are exactly the trends we'll be watching closely.
