Should you hire a Realtor to help sell your home? What do they do to earn their commission? These are legitimate questions that any good real estate professional should be able to answer. Let’s dig into the services we offer at each step of the home selling process.
Home valuation: What is your home worth in the current market? What are its specific assets and limitations? What’s the best pricing strategy to ensure maximum interest that results in the best possible sale price and terms? We answer these questions and provide detailed market data to back our recommended list price. While the final decision regarding what to list your home for lies with you, we provide you all the information you need to make the right choice.
Preparing your home: What do you need to do to get your home show ready? Are there small projects that you should complete before taking photos? Should you declutter and pre-pack some items? Are you looking for a referral to a contractor or handy man? We walk through the home and give you our advice, based on what we know matters to today’s buyers. We never ask you to spend money that we don’t think you will re-coup in the sale process and we don’t expect you to take on more projects than make sense given your specific time frame and abilities.
Listing your property: When you work with McSharry and Associates, you get the highest quality photography, detailed descriptions designed to appeal to the buyers most likely to be attracted to your home, an individualized property website, a virtual tour including a voice over describing all the home’s features, targeted social media marketing and exposure across every real estate platform on the internet.
Showing your home: We ensure there are marketing materials and shoe coverings, etc in the home prior to the first showing. We utilize a showing service to coordinate all viewings and obtain feedback from all agents who have visited the home. If you aren’t in town, we visit the home each morning and evening to turn on/off all lights and ensure the doors are locked.
Negotiations: Based on showing activity, we help you decide whether to set a bid deadline and whether to consider escalation clauses. We confirm that all prospective buyers have the financial wherewithal to move forward with the purchase if their offer is selected. We present and review all offers and assist you in evaluating ALL the terms within each to arrive at a decision that best meets your goals.
Home inspections: If the buyer is doing a home inspection, we coordinate the scheduling. Should any structural issues be uncovered, we help you get any needed estimates and provide our opinion on how to respond to any credit requests. We stay in contact with all parties to ensure this occurs as quickly as possible.
Appraisal: If the buyer is getting a mortgage, we make sure the appraisal is scheduled in a timely fashion and provide the bank representative access to the home.
Moving out: We can provide you with recommendations for movers, etc. If you are gone before the sale closes, we check on the house periodically to make sure it’s safe and secure.
Closing process: We keep track of all contract dates and communicate with your attorney so that the sale proceeds smoothly from contract to closing. When the closing is scheduled, we read the water meter and alert the water department of the change of ownership. We provide you with a check list of the final details you should take care of and remind you along the way what needs to happen and when.
If this seems like a lot, it is but we know selling your home is a big deal and we want to make it as easy as possible for you!
